BUILDING IMPROVEMENT REPORT 2024

 

 

Due to the installation of the 3 new lifts, the lift lobby on 22nd floor required renovation. 

 

Currently, we also work on the renovation of the lift lobby on the first floor, the JP office, new mail boxes and the security post. A new automatic glass sliding door has been installed as well. All of these projects are finished to roughly 90 % and once finished we will post the final result on the webpage.

At the last AGM, co-owners wished to have our old snooker table moved from the snooker room to the lobby area. Sadly, the table has already deteriorated to the extent where it was not advisable to repair it anymore.

Therefore, it was sold, and a new pool table has been bought, which has been placed into the lobby area for co-owners to enjoy.

BUILDING IMPROVEMENT REPORT 2023

11.02.2023 Changing the 3 Main Elevators

 

 

At the AGM 2022 it was agreed to change all 3 main elevators at Pattaya Hill Resort, as they were well past their life expectancy and given that the manufacturer does not provide any spare parts any more.

​It was decided to chose Mitsubishi as the provider for the 3 new lifts, and they are currently in the process to implement this project.

​Lift B has been dismantled first, and the demolished parts are temporarily stored at the end of our garage. The parts for the new lift are being delivered.

We expect the new lift B to be fully operational by mid-April 2023.

All 3 elevators will be installed this year.

17.03.2023 Fixing the Gutters around the Swimming Pools

 

 

The gutters from the main swimming pool and the children pool required to be fixed. Thankfully, the big swimming pool could stay open during the project, while the children pool had to be closed for some time.

The wall near the entrance of Pattaya Hill Resort had some cracks which required repair. The cracks have been filled, and the area received new paint.

24.04.2023 Installation of Lift B complete

 

 

Lift B is now fully operational. As of now, we are in the process of dismantling lift C. All 3 lifts should be fully operational by the end of the year

Lift C is now operational as well.  A similar design language as the older lift was used, by having a window installed to enjoy the nice view over the Pratumnak area. The window is considerable larger and the overall design of the lift cabin feels premium.

01.11.2023 Installation of Lift A complete

 

 

The last elevator has been installed and tested successfully. In the next step, we will modernize the lift lobbies on the bottom and 22nd floor, as all the wall tiles in both lobbies had to be removed due to the installation of the lifts.

 

The concept of the design has already been agreed on. There will also be new mail boxes, as currently we do not have enough for every condominium unit. Juristic Person office and security post will also receive a new design. The glass door with the card reader will be changed to a sliding door, and it will be moved right next to the security post, as indicated in the pictures.

During the installation of our 3 new lifts, the stairs that connect the 22nd floor with the rooftop have become damaged and had to be replaced. There was a financial contribution by the provider of the lifts for this project.

27.02.2022 Replacing Roof Tiles

After 30 years of use, the roof tiles in the upper area of the building had to be replaced. The balconies of the rooftop area also required to be waterproofed again in order to prevent leaking.

 

Beside everything staying dry now, the whole area looks now much more refreshed and has improved in appearance.

20.03.2022 Upgrading Fire Escape Doors

Fire safety is one of the most important elements when managing a building. Being prepared for the event of a fire is imperative. All fire escape doors have now been upgraded with push handles.

 

"Panic bars" are very effective where large numbers of people are attempting to travel at speed through a fire exit, as minimal pressure on the bar releases the locking mechanism.

The staff at PHR are being trained yearly on fire safety.

As the old transformer has been past its life expectancy (around 25 years), it was agreed at the AGM 2022 to purchase a new one. If the old transformer would have failed, that would have implied no electricity for the entire building. In order to prevent such an event, the new transformer has been delivered and is now fully functional. The old transformer has been sold.

The installation of the platform lift, which connects the garage with the lobby, has been completed. Many older co-owners found the main stairs too demanding already and will now have the option to take the platform lift instead.


People with special needs such as wheelchair users will also have the possibility to access the building now.

08.08.2022 Business Units

 

 

Some of the commercial units, which are located in the lobby area of Pattaya Hill Resort, saw renovation by their owner.

At the last AGM, co-owners requested to have laundry machines in the building available to them. Hence, why one business unit received 3 high quality washing machines. A snack vending machine is also available.

16.12.2022 Structure for Platform Lift and Wheelchair Ramp

 

 

The installation of the structure, which encases the platform lift, has been completed. This is to ensure that the lift cabin is protected from heavy rain. To make boarding the lift for people with special needs like wheelchair users easier, a ramp has also been constructed in the garage.
